Beach vacation properties have high traffic in summer with not much time between rentals to allow staff to repair any problems that arise. Almost exclusively, management companies manage properties that are spread throughout Myrtle Beach’s Grand Strand, so the property locations span as much as 30 miles and are located anywhere between Murrell’s Inlet and North Myrtle Beach. Additionally, summer turn round days are almost always on a Saturday. We recently released a company from managing our villas because they were managing over 100 properties, spread across 30 miles and had less than 10 part-time maintenance staff. How can it be possible for the seven people that actually show up, on a Saturday, to maintain 100 properties spread across 30 miles? Unbelievably, previous property manager business owners have tried to justify to us that this is an acceptable business model.
We have tried so many companies, and they all fall short, so we decided to start our own Maintenance Company, MBVII Maintenance. Staff are local, on call and perform work for villas in Myrtle Beach Villas II (two).
Fundamental to the core of this business is that MBVII Maintenance is accountable to all of their customers. This is key if you are a villa owner and you are remote. How do you know that your villa was inspected, or the air filters were changed, or the clean was performed properly etc. etc.? In the past we have tried to get our providers to send us pictures, but they never do, or pictures are shot in such a way as to be next to worthless. To address this problem, we have created an online directory where MBVII Maintenance upload clear pictures and video of work performed so you can see for yourself.
Even if you are not ready to commit to a maintenance program with us, we can oversee your current providers to make sure they are performing as contracted and upload pictures or video so you can see for yourself.
